Job Details

Required Skills:
3-5 years of experience in Financial or Economic Analysis or Urban Planning.
Real Estate development background is helpful.
BA Degree 3.25+ GPA.
Strong academic performance with emphasis in economics, mathematics, finance, business, urban planning, statistics or another quantitative field.
Strong analytical and statistical analysis capabilities, including attention to detail.
Advanced computer skills, including Word and Excel.
Excellent communication skills, both written and verbal.
Ability to meet project commitments under tight deadlines in a fast-paced, demanding environment.
Duties and Responsibilities include:
Conduct data research and analysis, prepare written reports, and assist in the implementation of projects related to municipal finance district formation and administration including:

  • Handle the sale of municipal and clean energy bonds;
  • Public private partnerships
  • Fiscal impact and development impact fee studies
  • Real estate development proformas
  • Property tax levies and management
  • Municipal revenue and demographic projections

Prepare reports that may include:

  • Property tax rate, land development projection, and bond sizing assumptions
  • Special tax/assessment levy calculations; Land value-to-lien analyses and debt service coverage tables
  • Account statement reconciliations
  • Subdivision, permit, and parcel change research
  • Overlapping debt research
  • Assembly of sample property tax bills
  • Tax delinquency reports and notification letters
  • Prepare cash flow projections, annual municipal fiscal evaluations, and Continuing Disclosure Reports; and Manage project deadlines, respond to client or property owner calls
