Robert Half Accountemps is partnering with a growing property management client who is looking to hire a part-time (20 hours/week) Property Accountant/Assistant on a contract-to-hire basis. This family-owned business is adding new properties to their portfolio and is looking for a candidate who can grow with them. Job duties: ACCOUNTING/ ADMINISTRATIVE • QuickBooks & excel accounting and reporting: account statements, balances by building • Log data into QuickBooks: new tenants, invoices, credit card purchases/refunds, rent collection, laundry income, monthly commercial property expenses, mortgage statements • Draft lease/rental agreements, memos, tenant notices • Update loan analysis spreadsheet • Respond to inquiries from external or internal sources with standard correspondence or other messaging (e.g. calls to PG&E, memos to resident managers, notices to tenants, emails to prospects, etc.) • Maintain records and files of tenants, vendors, properties, lenders, insurance, brokers, etc. (e.g. inspections, mortgage statements, invoices, tenant warning notices, etc.) • Maintain accuracy of SOPs • Other administrative support PROPERTY MANAGEMENT • Water heater(s), laundry machines, e.g. if leaking water or hoses not connected • Common areas and perimeter of building if anything appears broken or out of place • Landscaping, sprinkler spray (if on at time of walk through) • While performing visual check, light pick up of any loose papers, wrappers, napkins, bottle caps, small debris, etc. in any common areas Monthly • Pest control/ inspection visits - door/unit security Field Administration • Distribute/drop off/post memos, warning notices and other communication • Write up any property concerns (maintenance, safety, etc.) • Process server: Serve notices, e.g. 3-day notices, 30- or 60-day notices Leasing Duties, as needed • Post signs around buildings • Drop off application forms • Answer phone calls/ texts/ emails • Show vacancies • Screen resident application for completeness • Accept complete applications, including application fees Other • Drop off fluorescent tubes for disposal • Purchase supplies as needed
